Yiti Beach Resort
Salam Yiti Resort was a vision jointly developed by Oman and Dubai Governments in 2006/7 located on a strategic coastal site about 30 minutes drive to the south of the country’s capital Muscat. The setting, incorporating beach, Wadi’s and Jebels, was unique. The Master Plan and major ground infrastructure was substantially completed by the time of the GFC in 2009, when unfortunately, the project was halted.
The project included the following:
5-star beach resort hotel
5-star mountain golf resort hotel
5-star deluxe spa resort hotel
Souq retail and services
Beach Club
Marina
Golf course and clubhouse
Eco Centre
842 Villas and townhouses located on both the beach and jebels
1,245 Residential apartments
Utility infrastructure complex
A Sales Centre had been constructed and was about to be opened near to the City Centre.
Mark, as Regional Director for Oman and Bahrain, was the lead responsible for establishing, negotiating and documenting a number of binding agreements between Dubai Holdings and Omran LLC:
Joint Venture Agreement for the development of Salam Yiti Resort with associated shareholder agreement and JV Company constitution;
Development Management Agreement
Operations Management Agreement
Joint Funding Agreement
Bank Financing Agreement – asset-only recourse
Establishment of a Development Company, staff recruitment, and daily operational management.
Omran, Oman’s Tourism Development Company, has recently announced the recommencement of the project, obviously with modifications to the master plan to meet current-day demand.
